Maharashtra authority reviews Gauri Khan’s ₹25 crore proposal to expand (SRK) Shah Rukh Khan’s iconic Mannat bungalow in Bandra, Mumbai. Learn about the plans, regulations, and Mannat’s evolving legacy.
The proposal is to add 616.02 square meters of built-up area at an estimated cost of ₹25 crore to the six-storey annexe behind Mannat. The annexe currently consists of two basement levels, a ground floor, and six upper floors. The additional floors are part of a routine expansion process permitted under amended Coastal Regulation Zone (CRZ) rules, which allow property owners in such zones to extend their homes.
According to the officials of MCZMA, “It is a routine process of adding extra area in the bungalow. We have discussed and given our feedback. Now, the proposal will be discussed again in the next meeting, subject to getting the required information from SRK’s consultant.”
Mannat: A Blend of Heritage and Modernity
This is Mannat, a Grade 3 heritage structure owned by Shah Rukh Khan, located on a 2091.38 square meter plot in Bandra’s posh Bandstand area. The sea-facing mansion, built in 1914 in a colonial architectural style, became the Khan family residence in 2001 when SRK bought it and named it Mannat. In 2019, after amending CRZ regulations allowed for property expansion within permissible limits, the annexe was built.
At a 2023 event, SRK spoke about buying Mannat, “Way beyond our budget, but we managed.” The charm of the bungalow was its heritage significance and modern amenities. Today, it is among the most recognizable celebrity homes in India.
Regulatory Considerations
The MCZMA, under principal secretary (environment) Pravin Darade, analyzed the technical aspects of the proposal. They laid emphasis on compliance with environmental regulations and CRZ norms. Being close to the coast, any structural changes have to be strictly in accordance with guidelines to minimize ecological impact.
The proposal will only be looked at again when Gauri Khan‘s consultant, representing Shah Rukh Khan (SRK), puts in more technical and environmental data. In case it is approved, the extension will not only add to the architectural glory of Mannat but will also enhance the iconic residence of SRK, while remaining in compliance with regulatory standards.
